Preseason Tune Up
To avoid an unexpected breakdown, furnaces and air conditioners require periodic inspection and service. A preseason tune up can be scheduled separately or included in a comprehensive maintenance agreement. As part of the service, technicians inspect and test critical components and calibrate the system to the manufacturer’s original specifications. Other services include a refrigerant pressure check, lubrication of all moving parts, cleaning the condensing coil, changing the filters and adjusting the balance for proper air flow.
Replacement
No matter how well a commercial HVAC system has been maintained, it will eventually need to be replaced. Whether this is due to obsolescence or repeated malfunctions, older equipment is costly to operate and may lead to health and safety issues.
Modern air conditioning equipment is federally mandated to provide a minimum 14 SEER efficiency rating. The Seasonal Energy Efficiency Ratio is a measurement adopted by the Department of Energy that allows consumers to compare the relative efficiency of different brands and models of air conditioners. Replacing an older 10 SEER air conditioner installed in the mid-1990s with a new 14 SEER unit can save up to 30 percent on monthly energy costs.
Similarly, a furnace that operates at 60 percent efficiency exhausts 40 percent of the fuel it consumes as waste gas. A new furnace with a minimum Annual Fuel Utilization Efficiency (AFUE) rating of 80 will use 20 percent less fuel than the older model while providing a similar BTU output.
